I bought a 2 BHK flat here in Excellaa Sruthi Sagar as an investment. The Pallikaranai area in Chennai South is developing well, and I expect good rental demand. The super built-up area of 1208 square feet for the larger units is decent. While the budget details weren't readily available when I purchased, I got a reasonable deal. The ready to move status is a plus for investolooking for immediate rental income. However, the access road to the project can be a bit narrow and congested during peak hou, which might be a slight concern for future tenants. Power backup is a good amenity to have.
