The location in Behala is convenient, with Taratala Metro Station just under a kilometer away, which is a big plus for my daily commute to work. The flat is 980 Sq.ft, offering ample space. Essquare Projects has included good amenities like a children's play area and a community hall, although I haven't used them much. The price, around 49.98 Lakhs for the larger unit, felt a little high compared to other projects in the vicinity. The construction looks solid, and it’s ready to move in, which was my main requirement. One thing I noticed is the noise from the nearby road can be noticeable sometimes.

The price was competitive for a ready-to-move property, starting from 43.5 Lakhs. The carpet area of 853 Sq.ft is standard for this segment. It’s good that they don’t charge PLC (Preferential Location Charges). However, the OC (Occupancy Certificate) status not being available is a slight concern for future resale value, but since it’s ready to move, it should be manageable. The connectivity to Brace Bridge Railway Station and Taratola Flyover is decent.
