We bought a 3 BHK villa in EngineePark City from EngineeRealty a few months back. The built-up area is quite generous, around 1700 square feet, giving us plenty of space. The amphitheater and the swimming pool are nice additions for downtime. It’s a ready-to-move-in property, which was a big factor for us. The location in Padappai is developing, and we are hoping it appreciates well. One slight issue is the road leading to the project; it can get a bit dusty during dry spells. Otherwise, the overall feel of the community is good, and the availability of 24/7 water supply is a relief.

We moved into our 3 BHK villa at EngineePark City last year. Our kids love the swimming pool and the tennis court. The villa is spacious, with the 3 BHKs offering between 1655 and 1923 square feet of built-up area, which is great for our family. The location in Padappai is convenient as Alwin International Public School is only nearby. We also appreciate the 24/7 water supply and the street lighting. The main issue we face is the traffic congestion during peak houon the main road connecting to the highway, making daily commutes a bit longer than expected. Despite that, the community feels safe and has good facilities.

EngineeRealty completed this project back in August 2011, so it’s a well-established community. The natural pond and the sports facility are unique features that could attract future tenants. While the OC is not available, the project has been around for a while. The location in Padappai is an emerging area with potential for rental yield.
