I bought a 3 BHK apartment here at CGHS Rose Apartment, it's 2862 square feet. It felt like a good investment for me. The price was about 3.15 Crore, which seemed reasonable for the area on Golf Coue Road. It's ready to move, which was perfect. The 24/7 security is a big deal for me living alone. Power backup is also essential. My only slight concern is that the road leading to the main Golf Coue Road can get a bit congested during peak hou, and I am not sure about the metro connectivity being a bit far at close to Phase 1 Metro Station. But overall, the space and security are great.

Being ready to move was a big advantage. The developer, CGHS Group, has provided essential amenities like 24x7 security and power backup, which are standard requirements. Rain water harvesting is a good addition. My main concern is the distance to the Phase 1 Metro Station, which is nearby, making public transport a bit less convenient. Also, the OC received status is not available, which is a bit concerning for future resale value. The nearby Delhi Public School is a plus though.
