I acquired a 4000 Sq.ft plot at Ayaan Palms as an investment. The price point, ranging up to 51.96 Lakh, seemed competitive for the area in Chandapura, Bengaluru. The project is ready to move, which is a plus for immediate rental potential or future development. Developer info has included a fire fighting system and landscaping, which are standard but important. The proximity to New Baldwin International School, nearby, adds to the area's appeal. My main concern is the lack of OC received, which always makes me slightly nervous as an investor regarding the legality and future resale value. The surrounding area is still developing, so property appreciation will take time.

The developer, info, has provided some good amenities like a cycling track and power backup, which is essential. It's located near KHB Surya city Phase 2. My main issue is the traffic getting out of Chandapura during peak hou; it can be quite frustrating. Also, Athreya Hospital is nearby, which feels a bit far if there's an emergency. I wish the internal roads were a bit wider too. Overall, it’s a decent option if you can manage the commute.

I opted for a 4000 Sq.ft plot, which offeample space. The price range for plots, starting at 15.59 Lakh and going up to 51.96 Lakh, was acceptable. The developer, info, has included good amenities like a cycling and jogging track, and landscaping, which contributes to a pleasant environment. Being close to New Baldwin International School (1.8 km) and Maoor Gate Bus Stop (2.3 km) is also convenient. My primary concern is the dust and ongoing construction in the surrounding areas which can be quite botheome. The lack of an OC received is also something I need to clarify further with the developer.
