My partner and I decided to check out Arpan in IRC Village, Bhubaneswar, and we were quite impressed. The 1400 Sq.ft 2 BHK apartment offegood space for a young couple. We love the idea of the Cycling & Jogging Track and the Swimming Pool for weekend relaxation. It's currently ready to move, which is a huge plus for us as we didn't want to wait. The location near Stewart School is also very convenient. The price point of around 70 Lakhs for a 2 BHK is a bit high for us, but we are considering it because of the amenities and the location. The developer, Z EngineeConstruction Pvt Ltd, seems to have a solid track record. We are hoping the parking situation isn't too bad.

We were looking for a place for my parents and found Arpan in Nayapalli. It is conveniently located near the Iskcon Temple and Apollo Hospitals are nearby, which is very important. The 2 BHK apartments are around 1400 Sq.ft built up, which seemed spacious enough for them. The project was completed in March 2011, so it's an older construction but the developer, Z EngineeConstruction Pvt Ltd, has a decent reputation. My only concern is that the OC received status is not available, which is a bit worrying. They did mention it is Vastu Compliant and has 24x7 security, which are good points for elderly residents. The price range also seemed reasonable for the location and size.

We were searching for a home in Nayapalli and came across Arpan. Being ready to move was a big factor for us. The 3 BHK apartments are 1925 Sq.ft, which gives plenty of room for our growing family. Having Stewart School nearby is a dream come true for us parents. We also liked the Children's Play Area and the Sports Area. The developer, Z EngineeConstruction Pvt Ltd, has built this project in IRC Village. The overall price range is between 70 L to 96.25 L. My main worry is the traffic noise from the main road access, it can get quite loud during peak hou, and the area can get dusty sometimes. Still, the proximity to schools and hospitals is hard to beat.

Arpan by Z EngineeConstruction Pvt Ltd in Bhubaneswar was one of the projects I considered. The location in IRC Village, Nayapalli is decent, close to Jayadev Vihar Ekamra Kanana Road. I was interested in the 2 BHK configuration, which is 1400 Sq.ft. The project is ready to move, and it was completed back in March 2011. They offer standard amenities like a Swimming Pool, Gymnasium, and Power Backup. My main reservation was the price, the lower end starts at 70 Lakhs which felt a little steep for the area, even though the built-up area is substantial. I also noticed that the parking space seemed quite limited, especially if you have multiple vehicles. The developer seems established, but I wished for better clarity on the OC status.

I recently visited the Arpan project by Z EngineeConstruction Pvt Ltd in Bhubaneswar. I was looking at their 3 BHK apartments, which are quite large at 1925 Sq.ft built up. The project is ready to move, which is convenient. They have a good list of amenities like a Gymnasium, Swimming Pool, and Indoor Games, which adds value. The location in Nayapalli, near the Iskcon Temple, is quite accessible. However, the price point for the larger apartments goes up to 96.25 Lakhs, which is a significant investment. Also, finding information about the OC received status was difficult, which is a bit concerning for a ready-to-move property. The landscaping and tree planting look nice though.
