I invested in a 644 square feet flat at AR Aiswarya Enclave primarily because of the location in Koritepadu. This area is seeing a lot of activity and rental demand is quite stable here. I have already found a tenant who is a working professional and loves the convenience of being near Aster Ramesh Hospitals. The design of the 3 open side properties is a huge advantage for future resale value. I did not find the finish to be luxury grade, but it is functional and good enough for a standard rental property. My only concern is that for an investment, I would have liked more modern amenities inside the compound. However, for a ready to move asset, it is a safe bet for any portfolio in Guntur.

Finding a flat close to a good school was our biggest priority and we are happy with this choice. The STEM SCHOOL is very close by which saves my children so much time in the morning bus commute. We chose the 812 square feet layout so we would have a bit more space for the kids to study. AR Aiswarya Enclave is a quiet residential spot in Guntur which we appreciate. The building is ready to move which was perfect for us as we did not want to wait for yeaWe do wish there was a dedicated play area for the little ones in the society, as they currently just run around the open spaces. Still, it is a very practical choice for families.

The best part is the open space around the building since these are 3 open side properties which makes it feel airy. Being near the Kankaragunta Bridge is helpful for our daily commute. One thing to note is that the visitor parking gets a bit crowded during the weekends when neighbohave guests over. AR Constructions did a decent job with the finishing, but we had to fix a small switchboard issue ouelves right after moving in. Overall it is a comfortable place for professionals looking for a simple home that is not too far from the city center.

Since I live abroad, I needed a reliable builder and AR Constructions proved to be quite professional during the booking phase. The fact that the building has been ready since March 2020 gave me a lot of confidence that there would be no construction delays.
