The 1999 square feet area for both 3 BHK and 4 BHK configurations is a good size, attractive to potential tenants. Nungambakkam is a well-established area with good connectivity. While the OC is not yet available, the project is completed. The starting price of 4.01 Crore is substantial, but the area has good appreciation potential. It's about 1999 square feet, which is plenty of space for one peon, and I have a nice guest room. The video door security and 24x7 CCTV surveillance give me peace of mind when I am at work. The AG DMS Metro Station is only about 1.5 kilometeaway, making commuting easy. My only minor concern is that the price, starting from 4.01 Crore, was at the higher end of my budget, but the location justified it. The lift service is prompt.

Water supply has been consistent so far, which is a big plus. The construction quality seems good.
