Industry sources reported that Adani Ports and Special Economic Zone, along with Gujarat-based companies Super Handlers and Empezar Logistics, are competing to establish a 174-acre multimodal logistics park in Greater Noida, requiring a minimum investment of ₹1,200 crore.

GNIDA Initiates 90-Year Lease Process for Strategic Location

The Greater Noida Industrial Development Authority (GNIDA) had previously invited bids for leasing the land for a 90-year period to develop the comprehensive logistics facility. The proposed park will feature cargo handling yards, warehousing centres, a skill development centre, and various logistics services for cargo terminal operations.

For those interested in ready-to-move properties in Greater Noida, this development promises to enhance the region's infrastructure significantly.

Employment Generation and Infrastructure Enhancement Expected

Nand Gopal Gupta 'Nandi', minister for industrial development in Uttar Pradesh, who also holds portfolios for Export Promotion, NRI, and Investment Promotion, stated that the project would create at least 5,000 employment opportunities and accelerate freight movement. He mentioned that authorities are examining all proposals and would announce a decision shortly.

The minister emphasized that the state government is actively working on multiple projects to develop industries across Uttar Pradesh and further improve the ease of doing business environment.

Strategic Alignment with State Policy Framework

According to Gupta, the proposed logistics park aligns with the state's multi-modal logistics park policy 2024, which offers several incentives for investors. This policy framework demonstrates the government's commitment to developing world-class logistics infrastructure.

Investors looking at commercial office spaces in Delhi-NCR will find this logistics park development particularly attractive given its strategic location.

Prime Location Offers Multiple Connectivity Advantages

The logistics park's location provides significant advantages, being situated near the upcoming Noida International Airport with convenient access to both eastern and western dedicated freight corridors. Additionally, it is positioned close to the CONCOR-operated dry port that handles container storage and processing operations.

This strategic positioning makes it an ideal complement to existing urban development projects in Greater Noida that are transforming the region's business landscape.

Project Specifications and Approval Details

The 'Scheme for Allotment of Plot for Development of Multi Modal Logistic Park at Greater Noida' requires a minimum investment of ₹1,200 crore, excluding land costs. The project has received approval under the Greater Noida Master Plan 2041.

The allotment involves 174.1 acres of contiguous land at Kappa II sector in Greater Noida on a leasehold basis for 90 years from the lease deed execution date. Applications with requisite documents will undergo scrutiny by a screening committee before final approval by an allotment committee.

Those interested in understanding the broader investment landscape should explore rental investment opportunities in Delhi-NCR as this logistics hub could boost returns in the surrounding areas.

Industry Outlook Shows Strong Growth Potential

Industry analysts predict that leasing activity in the warehousing segment will remain robust in 2025, driven by demand from e-commerce, third-party logistics firms, FMCG, and retail sectors.

Developers are simultaneously increasing supply in peripheral zones of major metropolitan areas, supported by institutional capital and growing demand for compliant, efficient warehousing infrastructure.

This development aligns with broader trends in Adani's infrastructure expansion plans across key Indian markets.
