Adani Realty is reportedly gearing up to launch its largest township project yet, strategically positioned next to the upcoming Navi Mumbai International Airport. Spanning over 1,000 acres in Panvel, this ambitious mixed-use township is expected to eclipse the size of the conglomerate’s 600-acre Dharavi redevelopment project in Mumbai. Market insiders suggest that the township — currently referred to as Adani Panvel — will be developed over a decade in multiple phases and will be inspired by Shantigram, Adani’s flagship township in Ahmedabad.

Inspired by Shantigram, Backed by ₹10,000 Cr Investment

Sources have indicated that the Navi Mumbai project is envisioned as a next-gen township, with a development scale nearly double that of Shantigram — necessitating a projected investment of over ₹10,000 crore. The format and positioning of Adani Panvel are being fine-tuned to align with evolving urban demand, and early groundwork, including a dedicated access road and sales office, is already in progress.

Launch to Align with Airport Inauguration

While the official launch is expected post the inauguration of the Navi Mumbai International Airport, Adani Realty is currently deliberating on the ideal initial product mix — from plots to apartments — to generate maximum market traction. The company is also actively pursuing regulatory clearances and key infrastructure work to ensure seamless connectivity.

Part of a Bigger Real Estate Play

Adani Realty’s foray into large-scale real estate began 15 years ago and has accelerated in recent times. In 2023, the group launched 9 PBR, a luxury high-rise development in Nerul. Its overall real estate portfolio has now crossed 200 million sq. ft., with 130 million sq. ft. in the pipeline.

In addition to the Navi Mumbai venture, the developer has made bold moves in Mumbai's redevelopment sector — emerging as the top bidder for the ₹36,000 crore Motilal Nagar project and acquiring a ₹170 crore plot on Carmichael Road in South Mumbai.

Navi Mumbai: The 'Third Mumbai' Emerges

With game-changing infrastructure like the 22-km Mumbai Trans Harbour Link and the upcoming international airport, Navi Mumbai is rapidly becoming a magnet for developers and investors. According to JLL India, 24 land deals across 368 acres were recorded between January 2023 and March 2025, with K Raheja Corp and Godrej Properties also announcing new residential developments in Juinagar and Kharghar respectively.

Industry veterans believe that the demand for premium housing in Navi Mumbai will only rise as the region transforms. As Niranjan Hiranandani stated, the city's centre of gravity will shift significantly with the airport's inauguration — making Navi Mumbai an epicentre of urban growth and real estate opportunity.
