The Yamuna Expressway Industrial Development Authority (YEIDA) has conducted a massive demolition operation targeting illegal settlements across 155 acres of prime land near the Noida International Airport in Bulandshahr district. Officials reported that the razed property carried an estimated market value of approximately ₹2,500 crore.
Fraudulent Colonies Targeted in Major Crackdown
The enforcement action dismantled unauthorized settlements that had been established fraudulently, including developments operating under names such as Aeronest Coloniser, Shri Radha Gauri Enclave, and Rudra Properties. These illegal colonies were primarily located in Jhajhar and Kakod villages within the airport vicinity.
Authority officials revealed that these settlements were being aggressively marketed as "airport plots" using misleading tactics, including false promises to potential buyers, fabricated approval documents, and misrepresentation of official clearances. The marketing strategy specifically targeted investors looking to capitalize on the upcoming airport development.
Legal Action Against Violators
Following the demolition drive, YEIDA has filed First Information Reports (FIRs) against individuals and entities involved in establishing and promoting these illegal colonies. The authority emphasized that this crackdown represents part of their broader enforcement strategy, which has included multiple anti-encroachment operations recently.
Sources within YEIDA confirmed that similar drives have successfully reclaimed land valued at crores of rupees across their jurisdiction. The authority has been particularly active in areas where development authorities maintain strict oversight over unauthorized constructions.
YEIDA's Administrative Reach and Ongoing Challenges
YEIDA exercises administrative control over six districts, including Gautam Budh Nagar, Bulandshahr, Hathras, Aligarh, Mathura, and Agra. The authority's jurisdiction covers areas where construction activities require careful monitoring and proper approvals.
The recent crackdown follows numerous reports of land scams throughout the region, particularly in areas adjacent to Jewar, Tappal, and Goroli, where real estate fraud incidents have become increasingly frequent. These locations have attracted illegal developers due to their proximity to major infrastructure projects.
Warning to Property Buyers
YEIDA has issued strong warnings to prospective plot buyers, urging them to verify whether any plot or project has received proper approvals from the authority before making purchase decisions. Officials stressed that buyers should not rely solely on flashy advertisements, show plots, or misleading documentation when evaluating properties.
The authority particularly emphasized that "notified land" or land falling under their approved jurisdiction requires YEIDA's explicit approval for any legal sale transaction. Without proper authorization, any property transaction remains illegal regardless of how legitimate the presentation or documentation may appear to potential buyers.
This enforcement action underscores the importance of due diligence when investing in properties near major infrastructure developments, particularly in rapidly developing areas around new airports and expressways.
