Real estate developer Omaxe Ltd. has announced a strategic partnership with The Indian Hotels Company Limited (IHCL) to develop what is being positioned as the nation's first stadium-hotel complex, featuring a private members' club as part of its landmark Omaxe State project located in Dwarka's emerging real estate landscape. The integrated development is projected to generate approximately ₹4,200 crore in revenue over its operational lifecycle.

ICC/FIFA-Compliant Stadium with Hospitality Integration

The centerpiece of the development will reportedly be a 30,000-seat stadium constructed according to ICC and FIFA standards. The facility will uniquely integrate 40 stadium-view suites within the hotel structure, alongside 108 additional rooms in an adjoining club building. This design approach aims to blend sporting infrastructure with premium hospitality offerings in an unprecedented format for the Indian market.

Members' Club and Lifestyle Amenities

According to the announcement, the project will also include a 250,000 square feet members-only club, complemented by retail outlets, food and beverage establishments, and various lifestyle amenities. The development strategy appears focused on creating a comprehensive lifestyle destination rather than a standalone sports or hospitality facility.

Public-Private Partnership Model with DDA

Spanning over 50.4 acres, the project is being developed under a Public-Private Partnership (PPP) arrangement with the Delhi Development Authority (DDA). The completion timeline has been set for 2027, with the initiative aiming to integrate sports, hospitality, entertainment, and social infrastructure into what the developers describe as a unified experience hub.

Similar hospitality investments by major developers have been gaining momentum across Indian metros, reflecting growing institutional confidence in mixed-use developments.

Catchment Area and Revenue Expectations

Omaxe Ltd. has indicated that the project is expected to attract a catchment population of nearly 30 lakh residents within a 10-kilometer radius. The developer has expressed ambitions for the venue to compete with global lifestyle destinations in terms of both visitor footfall and revenue generation, though specific benchmarks were not disclosed in the announcement.
