Mumbai, the city that never sleeps, wiil soon add another major transportation evolution with the upcoming underground Metro-3 Line Phase-1, connecting Aarey to the prime real estate hub, Bandra Kurla Complex (BKC).

This game-changing line is set for its trial run in November 2023, indicating the nearing completion of this ambitious project.

While the initial plan targeted a December launch for Phase-1, logistical challenges have pushed this to the subsequent year. Notably, a preliminary trial was executed in August 2022, covering a segment between Sariput Nagar in Aarey and Marol Naka. However, some track segments remain under construction.

Moreover, real estate developers and investors should be aware that the Phase-2 extension, linking BKC to the upscale Colaba district, will experience a delay in its original timeline, commencing after the full-fledged operation of Phase-1.

The Metro-3 trains are not just a transport marvel but a symbol of efficiency. Each train is engineered to accommodate a staggering 3,000 passengers, tailored for the city's peak hour demand, with an impressive potential throughput of 72,000 passengers. Additionally, the advanced communication-based train control (CBTC) system paves the way for future driverless operations.

Spanning 33.5 km, the Metro-3 corridor, traversing Colaba-Bandra-SEEPZ, proudly stands as Mumbai's inaugural underground metro initiative.

How will this impact Real Estate in this part of Mumbai?

The Metro-3 Line Phase-1 connects Aarey to BKC, a major real estate hotspot in Mumbai. The trial run delay to November 2023 suggests opportunities for real estate developers to strategize their project timelines. The Phase-2 extension from BKC to Colaba, a luxury residential and commercial zone, is also on the horizon, though delayed.

The metro's capacity to handle a vast number of passengers can potentially boost property values along the route, given the enhanced connectivity.

The Metro-3 corridor, as Mumbai's first underground metro, could reshape the city's urban landscape and property demand dynamics.
