The real estate division of Max Group, Max Estates, has been granted the certificate of completion and occupancy for Phase 2 of Max House, a boutique office campus located in Okhla, South Delhi.

The net leaseable area of this phase of construction is approximately 1.5 lakh square feet. The campus, when integrated with Phase 1, comprises an area of approximately 2.55 lakh square feet that is available for lease.

Max House holds LEED Gold certification in ecological building strategies and IGBC Gold certification in aspects pertaining to health and well-being. The campus is conveniently situated in close proximity to the Okhla NSIC metro station, which provides access to various regions of the National Capital Region (NCR) and is situated in the centre of New Delhi. The project was successfully concluded in accordance with the anticipated schedule and within the allocated budget.

Delivered in 2020, Phase 1 of Max House is entirely leased and currently accommodates renowned tenants including Religare Enterprises, Samsung Electronics, Target, Nykaa Fashion, Dhampur Sugar Mills, and DSK Legal, among others. 54% of the overall leasable area of Phase 2 has been pre-leased (LOIs included) at a 25-30% premium over any other micromarket Grade A development. The organisation is certain that it will attain one hundred percent leasing within one year.

The design principle underlying Max House is "modernity blending with tradition" While the distinctive combination of glass and terracotta brickwork, complemented by the iconic clock tower, harmoniously blends with the historic industrial backdrop of Okhla, Max House distinguishes itself as an office space that is well-suited for the contemporary workforce due to its ecosystem of contemporary facilities and amenities.

Max House epitomises the WorkWell philosophy of Max Estates, as it guarantees the comprehensive welfare of office space occupants through the incorporation of artistic elements, natural light, sustainable characteristics, ample space, and inclusivity into its design. Moreover, it provides its users with an experience that is unmatched.
