The Lucknow Development Authority has announced that it would commence digital registration procedures for the second phase of the Anant Nagar residential township from July 11, according to an official statement released on July 10, 2025.

Application Process and Plot Details

The housing authority revealed that prospective homebuyers would have the opportunity to apply for 332 residential plots through online channels, with plot dimensions varying between 112.5 and 450 square metres. Officials confirmed that the registration window would remain active until August 10, providing interested applicants with a full month to complete their submissions.

The authority specified that candidates must register through the official LDA portal, purchase the required scheme brochure, and submit a five percent deposit of the plot's estimated value. The final allocation process would be conducted through a transparent lottery system, the statement added.

Phase I Success Drives Expansion Plans

The first phase of the township, which offered 334 plots, demonstrated remarkable market response with over 13,000 registrations, according to LDA data. The lottery for this initial phase was successfully conducted in June at the Indira Gandhi Pratishthan venue, setting the precedent for the upcoming second phase.

This overwhelming response in Phase I indicates strong demand for affordable housing localities in Lucknow, positioning the township as a significant development in the region's residential landscape.

Comprehensive Township Features

The 785-acre development along Mohan Road has been conceptualized as a modern, environmentally sustainable township with several key components. The project includes broad internal roads, underground power distribution systems, and extensive green coverage to ensure quality living standards.

Notable features of the township encompass a 100-acre Edutech City, 130 acres dedicated to parks and greenery, and 60 group-housing plots designed to accommodate approximately 10,000 apartments. The development also incorporates dedicated Economic Weaker Section (EWS) and Lower Income Group (LIG) units for about 5,000 families.

Additionally, 3,000 homes would be developed under the Pradhan Mantri Awas Yojana, demonstrating the authority's commitment to affordable housing initiatives. The project also features zero-liquid-discharge capabilities and advanced waste management infrastructure, aligning with contemporary environmental standards.

Infrastructure Development and Future Plans

LDA's Vice-Chairman Prathmesh Kumar expressed confidence in replicating the success of the first phase while promising world-class amenities for future residents. The authority has also outlined plans to enhance connectivity by expanding a crucial access road from its current 7-10 metre width to 24 metres, ensuring smooth traffic flow as residential occupancy increases.

This infrastructure improvement strategy reflects the authority's forward-thinking approach to urban planning, similar to other smart housing and urban renewal initiatives being implemented across various Indian cities.

The development timeline and phased approach suggest that Anant Nagar could become a model for sustainable residential townships in northern India, potentially influencing future housing projects in the region.
