Lutyens’ Delhi, known for its prestige, heritage, and political gravitas, has once again captured the attention of India’s ultra-rich, with several high-value property transactions surfacing in recent months. The enclave, which includes some of India’s most exclusive residential addresses, appears to be drawing in a fresh cohort of business tycoons, legal luminaries, and corporate families.

This move was seen as a continued show of interest from India’s influential business circles in the capital’s most prized precinct.
Sleepwell Promoters Enter Hailey Road
That same month, Rangoli Resorts—led by Rahul Gautam, the executive chairman of Sheela Foam (known for the Sleepwell brand)—is said to have picked up a bungalow on Hailey Road for approximately ₹165 crore, further underscoring the area’s magnetism for established industrial families.

Kusum Ansal, wife of Ansal Group’s promoter Sushil Ansal, reportedly sold her Feroze Shah Road property to Gujarat-based Yatah Enterprises. Valued at ₹241 crore, this was counted among the priciest deals in recent memory within this zone.
Tech and Legal Powerhouses Join the Fold at Golf Links
- In February 2023, RateGain founder Bhanu Chopra is believed to have acquired a Golf Links bungalow for ₹127.5 crore—highlighting the growing presence of tech entrepreneurs in elite Delhi circles.
- In the same period, Vasudha Rohatgi, wife of former Attorney General Mukul Rohatgi, reportedly purchased a 1,806 sq m bungalow in the same neighbourhood for ₹160 crore.
- Earlier in December 2022, Shailesh Arora, director at Maxop Engineering, bought a 480.7 sq m property in Golf Links for ₹68.5 crore, joining a list of recent power buyers in the location.
Why Lutyens’ Delhi Continues to Attract the Ultra-Rich
The micro-market of Lutyens’ Delhi spans prominent roads and enclaves such as Prithviraj Road, Hailey Road, Aurangzeb Road, Amrita Shergill Marg, Ferozeshah Road, Tees January Marg, Golf Links, Sundar Nagar, Motilal Nehru Marg, and the diplomatic zone of Kautilya Marg. With its proximity to power corridors, architectural legacy, and tree-lined avenues, the area remains unmatched in appeal for India’s crème de la crème.
Limited Supply Meets Enduring Prestige
Analysts believe that the robust activity in Lutyens’ Delhi is driven by a potent mix of scarcity, brand value, and status. With supply being perennially constrained due to heritage regulations and land-use norms, each new listing is seen as a rare trophy asset. Market experts suggest that as India’s billionaire population grows, the interest in such enclaves will only intensify—keeping prices resilient and rising.
