Godrej Properties Ltd has obtained regulatory clearance from the Maharashtra Real Estate Regulatory Authority (MahaRERA) for its high-end residential venture, Godrej Trilogy, situated in Mumbai's prestigious Worli locality. The developer announced on October 27 that the project, which spans roughly 2.63 acres, is projected to generate revenues exceeding ₹10,000 crore, according to a regulatory disclosure.

The planned development will comprise three towering residential structures, with two towers having now secured RERA authorization for their market debut in the ongoing quarter. The company stated that these towers, designated as Seaturf and Seafront, encompass approximately 11 lakh square feet of marketable space and will feature sweeping vistas of both the Arabian Sea and the Mahalaxmi Racecourse from their position off Dr Annie Besant Road.

Strategic Joint Development Initiative

According to the real estate firm, the venture forms part of a collaborative development arrangement focused on redeveloping a prime land holding in South Mumbai. The company indicated that the project is anticipated to considerably bolster its presence in the luxury residential segment throughout the region.

Leadership Vision for Premium Development

Gaurav Pandey, who serves as the managing director and chief executive officer of Godrej Properties, remarked that the development is consistent with the organization's approach of securing and developing urban land parcels with significant potential. He emphasized that the company's objective is to deliver a signature development that provides world-class living standards in one of Mumbai's most sought-after addresses.

The third tower within the trilogy is expected to be introduced during a later phase, subject to obtaining the necessary regulatory permissions.

Continued Expansion in Mumbai's Premium Market

This approval represents another significant advancement by Godrej Properties in Mumbai's upscale residential sector, following a succession of prominent project launches throughout the city in recent years. The developer has been actively strengthening its portfolio in Mumbai's luxury housing market, with various high-value developments across prime locations.

Industry observers note that the improved connectivity through Metro Line 3's BKC-Worli section has further enhanced the appeal of properties in this micro-market. The project's approval comes at a time when Mumbai's luxury real estate segment continues to witness strong demand despite market fluctuations.
