According to local residents and activists, Chembur and its surrounding localities are now grappling with dust pollution, deteriorating roads, traffic congestion, and rampant encroachments that have significantly impacted daily life.
Reports indicate that the area's real estate transformation, fueled by infrastructure projects boosting realty growth on Mumbai's east coast, proximity to BPCL, and the presence of major educational institutions, has positioned Chembur among Mumbai's premium eastern suburbs. However, local residents have alleged that this development has come at a heavy environmental and civic cost.
Dust Pollution and Poor Air Quality Plague Multiple Localities
Residents across Chembur, Tilak Nagar, Mahul, Pestom Sagar, and other parts of the ward have reportedly raised concerns about near-constant exposure to construction debris and poor air quality. A Chembur resident, Meera Dandekar, stated that ongoing construction work everywhere was making life miserable and that dust remained suspended in the air throughout the day.
Swapnil Inamdar from Subhash Nagar reportedly added that children and senior citizens were the worst affected, with asthma patients suffering on a daily basis. Industry experts have noted that air quality-focused homes are becoming a key real estate trend as buyers increasingly prioritize health-conscious living environments.
Residents of Sindhi Society have allegedly blamed emissions from the RCF plant for causing eye irritation and breathing difficulties. They have reportedly requested beautification of Charai Pond and improvements to the local environment. Meanwhile, authorities have introduced new construction guidelines to tackle air pollution, though implementation on the ground remains a concern.
Encroachment and Traffic Congestion Worsen Civic Woes
According to local observations, encroachment has become endemic in the area. Key arterial roads like DK Sandu Marg have reportedly been converted into unregulated food stall zones, choking both pedestrian and vehicular movement. Central Avenue, once known for its wide pavements and tree cover, now allegedly features broken sidewalks and illegal parking.
Metro construction has reportedly left VN Purav Road and SG Barve Road dug up indefinitely, worsening traffic congestion. Experts suggest that while Mumbai's Metro is redefining real estate hotspots, the construction phase poses significant challenges for local residents.

Nitin Nikam, President of the Tilak Nagar Residents Welfare Association, reportedly revealed that residents had even approached the Bombay High Court seeking intervention. He stated that fire brigade access was blocked by illegal parking, and despite multiple announcements, road concreting work had not commenced. He further alleged that builders were openly flouting air and noise pollution norms.
Internal roads in Tilak Nagar are reportedly riddled with potholes, while in Mahul, tanker traffic and industrial emissions continue to compound health concerns. These issues highlight key challenges in Mumbai's real estate redevelopment that stakeholders must address effectively.
Political Parties Trade Charges Ahead of Elections
With elections approaching, political parties have reportedly traded charges over the civic deterioration. Ruling party representatives have claimed that infrastructure projects like the Coastal Road, MTHL, and Metro under current leadership would translate into electoral support. They asserted that their ground teams remained strong.
However, former corporator Suprada Faterpekar of Sena UBT reportedly countered that the opposition had momentum. She alleged that they had lost the previous election due to bogus voting and money power but had since worked aggressively on the ground. She further claimed that hawker encroachments had worsened because the BMC was under state control.

Despite the civic challenges, major redevelopment projects continue in the area. Reports indicate that Hiranandani is set to redevelop 5 housing societies in Chembur with an investment of INR 3,200 crore.
