Mumbai's 98-year-old Deonar dumping ground confronts another year of delays as three overlapping environmental mega-projects struggle with regulatory approvals, threatening urban development plans including the Dharavi redevelopment initiative.

Dharavi is set for a massive transformation with ₹95,790 crore earmarked for redevelopment, including 50,000 housing units, a green spine, central park, artisan hubs, and enhanced connectivity to BKC, Sion, and Mahim.

Adani Properties has outbid competitors to secure Mumbai's prestigious Rs 36,000 crore Motilal Nagar redevelopment project spanning 143 acres in Goregaon. This marks the conglomerate's second major Mumbai urban renewal venture after the Dharavi project.

Recent TDR regulation amendments in Mumbai could jeopardise the city's growing real estate industry. With developers being forced to get a percentage of their TDR from the Dharavi redevelopment project at higher rates, home prices may rise.

A special purpose vehicle set up by the government with Adani Realty as the lead developer, the Dharavi Redevelopment Project Pvt Ltd (DRPPL), and the Slum Rehabilitation Authority have sought 1,255 acres from various government agencies.

The largest slum in India, Dharavi, is undergoing a tremendous change. Adani Group and state government joint venture Dharavi Redevelopment Project Ltd. (DRPPL) has chosen 540 acres of suburban property to move 'ineligible' inhabitants for free homes.
