Amid the rising pollution levels in the National Capital Region (NCR), demand for second homes in hill stations has surged dramatically. Queries for properties in scenic destinations like Dehradun, Kasauli, Rishikesh, Nainital, and Shimla have more than doubled this month. Builders and brokers confirm an influx of interest from NCR’s middle-class, who are seeking affordable alternatives to luxury second homes within driving distance.

Health and Wellness Drive Property Decisions

The push for cleaner air and serene environments has made locations like Kasauli and Rishikesh increasingly popular. According to Amar Kapoor, founder of Terra Grande by Eldeco Group, these areas attract homebuyers looking for wellness and tranquility in the post-pandemic world. Kapoor remarked that buyers are drawn to these destinations for their natural beauty, clean air, and promise of a peaceful lifestyle.

Dehradun Gains Momentum Among Buyers

Developers in Dehradun are witnessing heightened interest from all age groups. Manit Sethi, MD of Excentia Infra, shared that even younger buyers in their 40s are considering permanent relocation to the hills. A significant majority of these inquiries are coming from NCR residents, underscoring a broader trend toward escaping urban pollution and stress.

Rising Interest in Gated Communities

Gated projects like Auramah Valley in Himachal Pradesh are seeing a 15–20% increase in inquiries, according to Manav Singh, its founder. Singh emphasized that consumers are prioritizing health-focused lifestyles and greener environments over urban conveniences, reflecting a significant shift in property preferences.

Developers Respond to Changing Trends

The Sushma Group, which is developing a project in Kasauli, has partnered with Bayside Corporations to specifically target NCR residents. Such partnerships highlight the growing acknowledgment among developers of the increasing demand for second homes in wellness-centric destinations.
