Pantomath Group has announced the launch of its inaugural real estate Alternative Investment Fund (AIF) through its asset management arm, The Wealth Company Asset Management. The fund, named Bharat Bhoomi Fund, was unveiled on June 10, 2025, with an initial target corpus of ₹1,000 crore and a greenshoe option extending up to ₹2,000 crore.

Strategic Fund Structure Targets Premium Returns

The newly launched fund operates as a Category II AIF under The Wealth Company, forming part of its fifth Bharat Value Fund series. The fund structure includes a 5.5-year lifecycle with a 12-month investment period following closure. Industry sources indicate the fund targets approximately 22% annual pre-tax returns, with a minimum investment ticket size set at ₹1 crore.

Diversified Investment Approach Across Multiple Asset Classes

The Bharat Bhoomi Fund's investment mandate encompasses a mixed portfolio spanning commercial and residential real estate, data centers, warehousing facilities, hospitality projects, renewable energy parks, plotted villas, and mixed-use developments. The fund's geographical focus centers on major metropolitan corridors including Mumbai Metropolitan Region (MMR), Delhi NCR, Pune, Bengaluru, Chennai, and Hyderabad, alongside strategic infrastructure-led regions.

The investment strategy involves targeting pre-approved, land-acquired, ready-to-launch projects with private equity-style mid-cycle monetization approaches. Reports suggest the fund management team has already identified six projects under due diligence, with individual deal tickets ranging from ₹50 crore to ₹300 crore, covering approximately ₹800 crore in total value.

Experienced Leadership Team Guides Fund Operations

Rakesh Kumar and Bhavya Bagrecha have been appointed to lead fund operations, bringing strategic oversight to the investment process. The fund benefits from advisory support through seasoned real estate veterans who provide strategic risk and governance oversight throughout the investment lifecycle.

Market Positioning Leverages Existing Success

The real estate fund launch represents Pantomath's diversification from its traditional value-fund philosophy, extending into tangible asset classes while leveraging its existing investor base comprising sovereign funds and family offices. The timing aligns with rising institutional demand for real assets amid India's infrastructure growth push, particularly in digital infrastructure and green assets.

The initiative builds on the success of Pantomath's earlier Bharat Value Fund II, which successfully raised ₹2,000 crore, demonstrating strong investor confidence and enabling the smooth expansion into real estate technology sectors.

Market Impact and Investment Opportunities

For institutional investors, the fund provides access to high-return real estate opportunities through a professionally managed AIF structure, offering trackable exit strategies and disciplined investment approaches. The fund creates a new capital source for developers engaged in ready-to-launch projects, particularly those seeking backing for high-quality developments with strong governance frameworks.

For asset managers, this diversification into real estate marks a strategic pivot, combining equity and real estate allocations within a unified investment ecosystem. This approach reflects broader trends in India's expanding real estate market, which continues to attract significant institutional interest.

Fund's Strategic Vision for Indian Real Estate

The Bharat Bhoomi Fund represents Pantomath's strategic expansion into hard-asset investments, combining private equity rigor with real estate flexibility across India's high-growth corridors. With experienced leadership, a substantial deal pipeline, and a robust investor base, the fund positions itself to influence the mid-market real estate landscape significantly.

This launch comes at a time when investor confidence in Indian real estate continues to strengthen, with multiple funds and institutional investors increasing their exposure to the sector.
