Phase 1 Construction Gets the Go-Ahead:

The Maharashtra government has granted a commencement certificate (CC) to Navbharat Mega Developers Pvt Ltd (NMDPL), an Adani Group-led entity, to initiate the first phase of the Dharavi redevelopment project.

Construction will begin on a 6.4-acre railway land parcel in Matunga West, part of a larger 600-acre redevelopment plan. This marks the start of a $3 billion project expected to transform Dharavi over the next seven years.

Integrated Rehabilitation and Development Plan

The first phase includes: Modern housing for railway employees. Rehabilitation housing for Dharavi residents. Commercial spaces tailored to support the local community.

Land Acquisition and Financial Details

NMDPL acquired 45 acres of railway land for ₹1,000 crore upfront and committed an additional ₹2,800 crore via minimum revenue sharing over 17 years. The 6.4-acre plot is part of a 27.6-acre parcel transferred from the railways in March.

Ambitious Goals for a Mega-Urban Settlement

Dharavi, home to over 1 million residents and a population density of 354,167 per sq km, is one of the world’s largest and most densely populated informal settlements. In November 2022, Adani Properties secured the redevelopment bid with a ₹5,069 crore offer. The project envisions world-class housing and infrastructure for Dharavi's residents, designed in collaboration with international urban planning experts.

A Partnership to Reshape Dharavi’s Future

The Adani Group holds an 80% stake in NMDPL, with the Maharashtra government owning the remaining 20%. The Dharavi revamp aligns with broader urban renewal goals, aiming to uplift the living standards of residents while leveraging commercial opportunities.
