1. Two Lakh New Flats in 3 Years

If you're planning to buy a house in Mumbai or Pune, here's some great news: the government has unveiled an ambitious plan to build 2 lakh flats within the next three years. This initiative is part of a broader strategy to make Mumbai slum-free and provide quality housing for all residents.

2. MHADA Lottery to Offer More Opportunities

Historically, MHADA (Maharashtra Housing Area Development Authority) has been the primary body responsible for affordable housing in Maharashtra. However, due to a lack of available land in Mumbai, MHADA has struggled to launch new projects. This has led to an overwhelming demand, as seen in 2023 when 1 lakh applications were received for just 4,000 flats. With new government-backed projects on the horizon, the MHADA lottery will soon have more opportunities for prospective homeowners.

3. Government’s New Plan to Revive SRA Projects

Hundreds of Slum Rehabilitation Authority (SRA) projects have stalled over the years, causing significant delays and public criticism. In response, the government has decided to take charge by completing these projects through government agencies instead of relying on private builders. This plan aims to build 2 lakh new homes, with a focus on providing free housing to eligible citizens while also generating revenue through the sale of additional flats.

4. Six Government Agencies Leading the Charge

To ensure the success of this massive housing project, the government has entrusted six key agencies with the responsibility of building these homes. The Brihanmumbai Municipal Corporation (BMC) and the Mumbai Metropolitan Region Development Authority (MMRDA) will handle the majority of projects, with 78 and 71 projects respectively. Other agencies like Mahapreet, MHADA, CIDCO, and MIDC are also playing crucial roles, each managing a significant number of projects.

5. How the Government Will Sell Additional Flats

In the SRA model, builders typically receive land at a discounted rate and construct free housing for local citizens, recovering costs by selling additional flats at market rates. Now, with government agencies stepping in, they will have the authority to sell these additional flats themselves. This ensures greater transparency and less likelihood of project delays, offering potential buyers more opportunities to purchase homes at competitive prices.
