Trident Galaxy Residents Protest Alleged Land Grab by Builder in Bhubaneswar

In Bhubaneswar’s Kalinga Nagar area, tensions have reportedly escalated between residents of the Trident Galaxy apartment complex and the project's developer over allegations of illegal occupation of common spaces. A formal complaint filed by the residents triggered a silent protest and legal scrutiny of the builder's actions.
Silent Protest Over Alleged Encroachment
According to reports cited from The Times of India, residents submitted a formal complaint to the deputy commissioner of police-cum-executive magistrate. The complaint alleged that the builder had unlawfully entered the residential premises on May 23, demolished an existing boundary wall and gate, and initiated the construction of a road connecting the site to a separate under-construction development comprising around 600 units.
Residents asserted that the area in question was part of their designated common space and that the developer had no rightful claim or authority to alter or repurpose it.
Violation of Odisha Apartment Ownership Law
The protesting residents referenced the Odisha Apartment (Ownership and Management) Act, 2023, which mandates that all common areas within a residential complex must be transferred to the registered association of allottees. Despite the association being formally registered, residents alleged that the developer had failed to comply with this legal obligation and was instead using the common spaces for commercial gain.
Further, the residents claimed that the developer was flouting a court-issued stay order that specifically restrained any construction in the disputed area.
Police Inaction and Escalation to Magistrate
Earlier in the month, the residents held a silent protest to demand the rightful transfer of common areas. When they failed to get a response from the local police despite multiple requests, the matter was escalated to the executive magistrate's office.
Acting on their petition, the executive magistrate issued an interim order restricting both the developer and residents from undertaking any activity in the disputed space. The local police were directed to maintain the status quo and prevent any further disturbance at the site.
Awaiting Builder's Response
A hearing has been scheduled for June 10. The developer has been asked to provide a detailed explanation of his actions before further proceedings continue.
