In what has emerged as one of the most significant office space transactions in Delhi-NCR this year, technology major Google has reportedly leased approximately 617,000 square feet at Atrium Place Gurugram, a high-end commercial property developed jointly by DLF and Hines, according to sources familiar with the development.
Strategic Expansion Reinforces India Commitment
The lease arrangement is understood to be part of the American technology giant's broader expansion blueprint in India, underscoring its long-term commitment to the nation's burgeoning digital economy. While the precise financial terms and duration of the lease agreement have not been made public, sources confirmed that this transaction ranks among the largest office deals recorded in 2025.
According to one of the sources, Google maintains a substantial commitment to India and is expanding its office footprint accordingly to support this vision. The source further noted that the company follows a rigorous evaluation process before finalizing any property, and only a select few developers manage to meet Google's stringent criteria.
When contacted for comment, neither Google nor DLF had responded to email queries by Friday evening.
Back-to-Back Leases Signal Robust Growth Plans
This latest transaction follows another major lease agreement signed by Google earlier in 2025, when the company acquired 550,000 square feet of office space from managed workspace provider Table Space in a separate commercial complex within Gurugram. These consecutive leasing activities indicate the company's aggressive plans for scaling operations across India.
Notably, Google had exited a 700,000 square feet lease in Gurugram in 2022, which was originally executed in June 2020. The recent agreements appear to reflect a strategic realignment and renewed interest in the Delhi NCR commercial real estate market.
Gurugram Office Market Witnesses Impressive Growth
Data from property consultancy firm Cushman & Wakefield reveals that Delhi NCR registered a gross leasing volume of 5.1 million square feet during the third quarter of 2025, marking a 10 percent increase quarter-on-quarter and an impressive 56 percent surge year-on-year.
The region continues to attract multinational corporations seeking world-class office infrastructure in Gurugram alongside access to a substantial talent pool. Atrium Place Gurugram, classified as a premium Grade A office project, aligns perfectly with these requirements and is increasingly becoming a preferred corporate address for leading global companies.
Commercial Hub Status Strengthened
The transaction further underlines the strategic significance of Gurugram as a prominent commercial and technological center in India. For Google, this move not only consolidates its physical presence in the country but also aligns with its broader strategy of decentralizing operations and capitalizing on India's expanding technology ecosystem.
Industry observers note that such large-scale commitments by global technology leaders reflect confidence in India's commercial real estate potential and the country's position as a critical market for innovation and growth.
