Property buyers in Mumbai can now enjoy a more convenient process for registering their documents. According to a recent government notification, purchasers no longer need to visit the specific sub-registrar’s office under whose jurisdiction the property falls.

Instead, they can register their property documents at any joint sub-registrar’s office across Mumbai, making the process significantly more flexible and efficient.

Unified Registration Offices for Greater Convenience

The state revenue department has issued a gazette notification merging all property registration offices in Mumbai. These offices, previously identified by specific localities such as Mumbai-Fort, Mumbai-Andheri, or Mumbai-Kurla, will now simply be categorized under Mumbai city and Mumbai suburban. This change applies exclusively to properties within the jurisdiction of the Brihanmumbai Municipal Corporation (BMC).

Availability of Registration Offices

Mumbai offers 32 joint sub-registrar offices, with 26 located in the suburbs and six in the island city. Key offices in the island city include Fort and Worli, while the western suburbs are served by Andheri and Borivali, and the eastern suburbs by Kurla. This consolidation allows for greater ease of access, enabling property buyers to choose the most convenient office for their needs.

Industry Reactions and Expectations

Property professionals have welcomed this move, emphasizing the convenience and time savings it offers. Ritesh Pradhan, a property expert, suggested that the elimination of locality-specific registration offices not only reduces travel but also streamlines the entire process. He urged the government to ensure immediate implementation.

A senior official from the office of the Inspector General of Registration mentioned that efforts are underway, in collaboration with the National Informatics Centre, to make property registration seamless across all city offices. The new system is expected to be operational within a week.

Impact on Existing Registration Offices

Industry sources have noted that certain offices, such as Kurla, currently handle the majority of registrations and are known for offering various opportunities for monetary benefits. The new system is likely to distribute the registration workload more evenly across all offices, thereby reducing the 'importance' and congestion at specific locations.

However, for the new system to function effectively, the government must quickly issue the necessary tri-letter codes for property registration.
