New Delhi:

Aryan Khan, son of Bollywood icon Shahrukh Khan, has expanded the family’s property portfolio by purchasing two floors in Panchsheel Park, South Delhi, for a substantial ₹37 crore. According to property professionals, the Khan family already owns the basement and ground floor of the building, which holds sentimental value as it was the couple's early residence. This is indeed a substantial real estate investment in South Delhi neighborhood by Aryan Khan.

Property Details and Transaction Insights

The transaction was officially registered in May 2024, with Aryan Khan paying ₹2.64 crore in stamp duty. Sources close to the deal revealed that Gauri Khan, Shahrukh Khan’s wife and a renowned interior designer, designed the house, adding to its emotional and aesthetic significance for the family.

The Surge in High-Value Real Estate Transactions

Post-pandemic, areas around Rashtrapati Bhavan and South Delhi have witnessed a surge in high-value real estate transactions. Entrepreneurs and ultra-high-net-worth individuals (UHNWIs) are increasingly seeking expansive homes in upscale colonies. Over the past year, the wealth accumulation of high-net-worth individuals (HNIs) has significantly impacted the real estate sector, driving the demand for super luxury homes.

Lutyens' Real Estate and Rising Demand

Real estate experts note that the scarcity of properties available for outright sale near the prestigious Lutyens’ zone, combined with rising demand for such bungalows, ensures that prices remain high. This trend persists despite market fluctuations affecting other parts of Delhi, highlighting the area's sustained appeal and exclusivity.
