In a groundbreaking development, the Maharashtra Real Estate Regulatory Authority (MahaRERA) is set to introduce a transformative framework aimed at enhancing transparency and quality assurance within the real estate sector.

Under this pioneering initiative, developers will be required to periodically report on the quality of materials used, workmanship, and other construction-related aspects twice a year during project development.

These reports will be made accessible to prospective homebuyers, empowering them to make well-informed decisions. The ultimate goal is to establish robust processes and standards that minimize the likelihood of defects occurring in real estate projects.

The Real Estate (Regulation and Development) Act already grants buyers a defect liability period of up to five years, allowing them to seek rectification of structural defects or other issues related to workmanship, quality, or services provided by the developer. If the developer fails to address these defects, buyers are entitled to compensation.

MahaRERA envisions a scenario where buyers are not forced to seek rectification or compensation due to developer shortcomings. To achieve this, MahaRERA is proposing a proactive approach that places a strong emphasis on quality during the construction phase itself. By enforcing rigorous standards, including those related to construction materials and workmanship, throughout the construction process, the authority aims to ensure a defect-free outcome that adheres to stringent quality benchmarks.

A senior MahaRERA official commented,

"MahaRERA is dedicated to preventing defects from arising in the first place by maintaining high standards throughout the construction process. This approach will not only benefit homebuyers but will also enhance the credibility of the real estate sector."

In pursuit of this initiative, MahaRERA has reached out to self-regulatory organizations representing developers, seeking their valuable input in shaping the framework for quality assurance reporting.

Ajoy Mehta, Chairman of MahaRERA, emphasized the authority's commitment to safeguarding the interests of homebuyers.

He stated,

"MahaRERA's focus on construction quality is designed to ensure that homebuyers encounter no issues after taking possession. This initiative will establish specific procedures and standards for construction, further fortifying customer protection and bolstering the real estate sector's reputation."
