As the country's Real Estate Investment Trust ecosystem continues to mature, industry experts anticipate that retail-focused REITs could soon mirror the success trajectory of their office-sector counterparts and unlock a substantial market opportunity valued between ₹60,000 and ₹80,000 crore over the next five years.

Limited Retail REIT Presence Despite Growing Potential

Currently, four of the five listed REITs in India remain concentrated around office spaces, with only one focusing on retail assets. However, with mall portfolios across major metropolitan areas now stabilizing into consistent income-generating properties, market observers have expressed expectations that 2 to 3 new retail REITs could be launched between 2026 and 2029.

A senior retail market analyst stated that their estimates assumed only partial listings of institutional portfolios, yet even under this conservative scenario, the retail REIT segment could easily scale up to ₹60,000–₹80,000 crore over the next five years. The analyst emphasized that in several mature global markets, retail REITs account for 15 to 25 percent of the total REIT market capitalization, suggesting that India has ample headroom to replicate this pattern, especially as its organized retail landscape continues to evolve and expand.

Tier-II Cities Emerging as New Retail Growth Nodes

While metropolitan cities remain the epicenters of high-end retail development, Tier-II cities such as Indore, Coimbatore, Surat, Bhubaneswar, and Chandigarh have been identified as fast-emerging key retail growth nodes. A pipeline of new mall projects averaging 1 to 1.2 million square feet per development is taking shape across these urban centers.

Notably, entertainment zones, food and beverage outlets, and lifestyle retail are projected to comprise nearly 50 percent of the leasable area in these upcoming malls, reflecting a fundamental shift in consumer behavior from transactional retail to experience-led consumption patterns.

Strong Market Momentum Recorded in First Half of 2025

The first half of 2025 witnessed robust momentum in India's retail leasing market, with 2.8 million square feet of new mall supply added across the top 7 cities. This represented a 155 percent year-on-year increase, driven by delayed launches from previous years and renewed developer confidence in the sector.

Net absorption during this period reached approximately 2 million square feet, with apparel and food and beverage segments collectively accounting for 55 percent of total leasing activity. These figures have been interpreted as highlighting the changing profile of Indian retail consumers, whose preferences continue shifting toward premium offerings, dining experiences, and branded lifestyle products.

A consultant noted that the evolution in leasing patterns signals a fundamental change in how Indian consumers engage with retail environments, with demand moving steadily towards experience-rich formats rather than traditional shopping destinations.

Investment-Grade Assets and Diversification Opportunities Ahead

As investment-grade retail assets mature and developers focus increasingly on organized, mixed-use formats, the retail sector has been identified as a critical growth engine for India's real estate market. The anticipated launch of new retail REITs could offer diversified investment opportunities to both institutional and retail investors alike, expanding beyond the office-centric narrative that has characterized India's current REIT story in recent years.

With Tier-II cities rising as retail destinations, consumer demand evolving toward experiential formats, and developers aligning with global retail standards, industry watchers have suggested that the Indian retail real estate sector may soon enter a new phase of consolidation and capital market participation.

The convergence of these factors—maturing institutional portfolios, expanding consumer preferences, and increasing developer sophistication—has positioned retail real estate as a sector worthy of heightened investor attention in the coming years. As India's REIT market continues to expand, the retail component appears poised to claim its rightful share of the investment landscape.
