Noida Adopts Mumbai's Redevelopment Model to Revitalize EWS Housing Across Prime Sectors

The Noida Authority has reportedly taken a significant step towards modernizing its housing infrastructure by approving a new redevelopment policy modeled after Mumbai's successful redevelopment initiatives, a move that officials believe will unlock prime land parcels in the city's central areas and provide substantial momentum to the flourishing real estate market.

EWS Flats Targeted for Major Redevelopment Initiative

According to the newly approved policy, aging residential units that were originally allocated to economically weaker section (EWS) beneficiaries will be demolished to make way for modern housing complexes. The authority has indicated that developers will be permitted to generate additional revenue streams by marketing these new housing units while simultaneously constructing enhanced accommodations for the original allottees.

A senior Noida Authority official disclosed that the administration has identified approximately four to five buildings that are currently in a deteriorated condition. The official explained that these structures were originally constructed under a Floor Area Ratio (FAR) of 1.5, whereas current regulations permit a significantly higher FAR of 3.5. The authority plans to issue separate Request for Proposals (RFP) for each individual structure under consideration.

Enhanced Living Standards Through Strategic Development

The policy framework stipulates that selected developers will be authorized to commercialize the additional floor area, provided they fulfill specific obligations including the construction of larger apartments for existing residents and ensuring temporary accommodation arrangements during the transition period between demolition and handover of new units.

Nikhil Hawelia, Managing Director of Hawelia Group and Secretary of the Confederation of Real Estate Developers' Associations of India (CREDAI) Western UP chapter, acknowledged that while the policy represents a crucial step toward accessing prime land banks in the city center, each project will present unique implementation challenges. Hawelia emphasized that commercial viability remains essential, particularly given the evolving preferences of contemporary homebuyers.

Prime Sectors Expected to Benefit from Policy Implementation

Industry analysts suggest that the Noida Authority's decision could potentially fulfill homeownership aspirations in the city's most sought-after areas, including thriving sectors like 27, 93, and 93A where demand for modern vertical living spaces continues to grow.

The redevelopment initiative aligns with broader trends in India's real estate sector, where major developers are increasingly focusing on redevelopment opportunities to maximize land utilization in prime urban locations.

This policy announcement comes at a time when Mumbai's redevelopment market continues to attract developers from various regions, demonstrating the growing appetite for such urban renewal projects across India's major metropolitan areas.

The development is particularly significant given Noida's emergence as a major real estate hub, with major developers actively acquiring land for mixed-use developments in the city.
