Ghaziabad is steadily positioning itself as a prominent real estate destination within the National Capital Region (NCR), largely owing to its location along the fast-developing NH24 corridor. This strategic placement is enabling the city to offer a unique blend of urban accessibility and a more serene, better-planned living environment, drawing attention from both homebuyers and developers.
A Strategic Highway Advantage
Experts indicated that Ghaziabad’s presence on NH24 remains its biggest strength. The highway seamlessly connects the city to Delhi, Noida, and Greater Noida, offering quick access to employment hubs, educational institutions, and commercial centres without the usual congestion. The corridor also stretches towards Indirapuram, the Noida Expressway, and further extends to Meerut and Lucknow, enhancing regional mobility.
Wave City and the Appeal of Tranquillity
Developments like Wave City are cited as examples of how Ghaziabad is carving out a niche as a peaceful, livable space. Unlike Delhi and other NCR suburbs, these areas offer a sense of retreat while still being well-connected, making them highly appealing for families and professionals seeking balance.
What’s Fueling Developer Confidence?
- Abundant Land Availability: The NH24 belt still offers sizeable parcels for both residential and commercial development, unlike the saturated real estate pockets in Gurugram and central Noida.
- Shift Towards Premium Housing: Analysts noted a clear trend of upward mobility in Ghaziabad. The market is no longer seen as purely middle-class — it is witnessing a surge in demand for premium projects, driven by buyers from Western Uttar Pradesh and Uttarakhand. Surveys suggest a 15–20% growth in premium housing interest in the past two years.
- Enhanced Social Infrastructure: Developers are now placing emphasis on townships that integrate lifestyle amenities such as parks, recreational spaces, and community centres. Projects that provide retail and service access within the development are seeing faster appreciation — with data indicating a 20–25% higher value rise compared to isolated housing units.

Road Network Upgrades
NH24’s transformation into an 8-lane expressway, as part of the Delhi–Meerut Expressway project, is set to slash travel times by up to 30%. This improvement is expected to significantly boost daily commutes and reduce congestion between major NCR cities.
Air Connectivity Gains
Authorities revealed that Hindon Airport’s commercial operations — now offering flights to key cities like Kolkata, Goa, Chennai, and Jammu — are strengthening Ghaziabad’s connectivity. Civil Aviation Minister Kinjarapu Ram Mohan Naidu highlighted that both Hindon and the upcoming Jewar International Airport will enhance access across NCR, Western Uttar Pradesh, and Uttarakhand.
