Real estate developer House of Abhinandan Lodha (HoABL) has reportedly utilized agentic artificial intelligence technology to manage the entire sales process for its Naigaon affordable housing initiative, which witnessed an impressive response with 8,838 registrations competing for only 1,419 available homes. The entire transaction process was completed without any physical site visits or face-to-face sales interactions, according to the company.
AI-Driven Sales Strategy Eliminates Traditional Costs
The project, developed in collaboration with Mittal Builders, is situated in Naigaon in Mumbai's western suburbs. Positioned within the luxury-affordable housing segment, HoABL claims to have significantly reduced operational costs by eliminating conventional sales infrastructure including sample flats, on-ground sales personnel, and physical sales offices. These traditional elements have been entirely replaced by AI-powered chat support systems and digital onboarding platforms.
This innovative AI-first approach has reportedly enabled the developer to cut down overheads substantially, allowing for more competitive pricing structures. The initiative forms part of a broader township development spanning three million square feet, with an estimated gross development value approaching ₹3,000 crore. The company anticipates profit margins ranging between 18 and 27 percent across different phases of the project.
Buyer Demographics and Virtual Transaction Model
According to HoABL's data, the registrant profile reveals that 55 percent are salaried professionals, while 45 percent are self-employed individuals. The age distribution shows that 60 percent of interested buyers fall within the 25 to 38 years age bracket. The company emphasized that every customer touchpoint throughout the journey—from initial registration through to transaction completion—was managed virtually through the AI interface, with zero human sales engagement involved.
This digital-first model represents a significant shift in how India's real estate companies are approaching sales and customer interaction in the affordable housing segment.
Expansion Plans Across Mumbai Metropolitan Region
Looking ahead, the developer has identified seven additional sites across the Mumbai Metropolitan Region for similar affordable housing launches. One plot located near the upcoming Navi Mumbai International Airport is already under consideration for future development, as the company seeks to replicate this AI-driven sales model across multiple locations.
