The Dholera Special Investment Region (DSIR) in Gujarat has quietly transformed into a hotbed of real estate activity, overtaking traditional hubs like Delhi, Gurugram, and Mumbai in investor interest. As per industry insiders, the sharp increase in land rates within this planned smart city under the Delhi-Mumbai Industrial Corridor has reaffirmed Dholera’s emergence as a real estate destination of the future.
Tenfold Land Price Surge Over a Decade
Lalit Parihar, Founder and MD of IG Group, stated that land rates in Dholera’s Town Planning (TP) schemes have escalated dramatically—from ₹700 per square yard a decade ago to ₹7,000–₹10,000 per square yard in 2024. Other TP zones in Dholera have also seen rates touch ₹3,000–₹7,000 per square yard, signaling an across-the-board surge driven by strong investor sentiment.
Infrastructure: The Backbone of the Boom
According to Rituras Singh Chudasama, Partner at Infinity Infracon, major infrastructure milestones like the upcoming international cargo airport and the 109-km Ahmedabad-Dholera Expressway are set to become operational by 2025. These developments are expected to significantly accelerate economic activity and accessibility in the region.
Additional projects such as the Bhimanath-Dholera broad gauge railway line and the Vande Metro network are also underway. Lalit Parihar remarked that the visible progress on these large-scale transport projects has instilled investor confidence, directly influencing the sharp rise in land values.
A Magnet for Major Investments
Dholera’s appeal extends beyond small investors. Over 100 companies are believed to have already placed their bets on this emerging city. A standout example is Tata Electronics, which has committed ₹91,000 crore towards setting up a semiconductor fabrication plant here—adding immense credibility to Dholera’s industrial promise.
The Dholera Special Investment Region, also known as Dholera Smart City, is being developed by the Dholera Industrial City Development Limited (DICDL) as a greenfield industrial and smart city. Designed to become a key hub for manufacturing and global trade, the city is now firmly on the radar of real estate developers, investors, and corporate giants alike.
