MHADA Calls for EPC Contractor Bids to Transform Jogeshwari's Dilapidated PMGP Colony at Poonam Nagar

The Maharashtra Housing and Area Development Authority (MHADA) announced that it has invited engineering, procurement, and construction (EPC) contractor bids for the comprehensive redevelopment of the deteriorating 7-acre PMGP Colony situated in Jogeshwari's Poonam Nagar area.

Colony's Current Condition Demands Immediate Attention

The authority revealed that the colony, which was originally constructed between 1990 and 1992 under the Prime Minister's Grant Project (PMGP), comprises 17 ground-plus-four-storey buildings housing 942 residential and 42 commercial units. Officials stated that the structures have deteriorated significantly over the years, with a recent structural audit classifying them as severely dilapidated, making redevelopment essential for resident safety.

Enhanced Living Spaces Promise Better Quality of Life

The redevelopment plan indicates that existing residents will receive modern homes featuring 450 sq ft of carpet area, which represents more than double their current 180 sq ft units. Mumbai's redevelopment drive continues to offer such opportunities for residents living in aging structures across the city.

MHADA officials confirmed that the authority plans to complete the entire project within three and a half years, with the deadline for bid submissions set for July 7.

Project's Troubled History Finally Sees Resolution

The redevelopment initiative has experienced significant delays and setbacks over the past decade. Sources indicated that in 2010, local housing societies had selected a private developer to undertake the redevelopment, but the project stalled amid allegations of inaction from the appointed developer.

Following persistent demands from residents for action, the government took decisive steps by revoking the developer's contract in December 2020 and officially transferring the project to MHADA for execution. This approach aligns with broader considerations for selecting developers for redevelopment projects across Maharashtra.

New Tender Process Signals Fresh Start

With the invitation of fresh tenders, industry experts suggest that the long-awaited transformation of the PMGP Colony may finally gain momentum. The project represents part of MHADA's large-scale redevelopment initiatives aimed at improving housing conditions across Mumbai's aging residential complexes.

The authority emphasized that the new EPC contractor selection process will ensure proper execution and timely completion of the redevelopment work, providing residents with the modern housing they have been awaiting for over a decade.
