In a remarkable and unprecedented move, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has chosen to deregister five real estate projects across Maharashtra state.

This action was prompted by applications submitted by the developers themselves, shedding light on the various challenges they encountered, making these projects financially unviable or unattractive to potential homebuyers.

Two of the affected projects fall under the banner of Macrotech Developers, a prominent name known for its Lodha brand, and are situated in the bustling city of Mumbai. Macrotech Developers disclosed to the regulatory authority that one of these projects had failed to garner any buyer interest, while the other had been issued two separate registration numbers, hinting at potential administrative oversights.

AYG Realty, with a project based in Pune, is another developer that sought deregistration. Their request stemmed from the need to alter the intended use of the project and to secure fresh approvals—a situation that led to their decision to pursue deregistration.

The remaining two deregistered projects include "Coral," located in the Mira Road area of Thane, near Mumbai, and another project nestled in the serene surroundings of Sindhudurg. MahaRERA has taken a resolute stance by directing the developers to refrain from advertising, marketing, booking, selling, or offering apartments for sale in any of these five projects that have been deregistered.

This decision by MahaRERA underscores the multifaceted challenges that developers face within the real estate sector. These challenges encompass a spectrum of issues, from subdued buyer interest to administrative intricacies. Moreover, it emphasizes the pivotal role of regulatory oversight in preserving transparency and accountability within the real estate industry.
