This collaboration, which is centered on the development of a high-value property in Lutyens' Delhi, has sparked a pertinent question: could this venture redefine the luxury residential market in the capital city?

Forging a New Frontier in Luxury Living

The Prestige Group, noted for its substantial presence in the luxury real estate sector, is setting its sights on Lutyens' Delhi, a prime location known for its elite residential setups. The project in question, a 5,100 square-yard residential property situated on the prominent Kasturba Gandhi Marg, is owned by TDI Infratech. It comes with a hefty market value, oscillating between ₹325-350 crore, and boasts an estimated revenue potential of ₹700 crore.

As per insiders, the Prestige Group is considering the development of eight to nine boutique apartments, marking its grand entry into Delhi's residential market. This move might not only amplify the group's footprint in the residential sector but also potentially set a new benchmark in luxury living.

A Strategic Partnership with Potential Hurdles

Despite the prospective agreement teeming with potential, there are certain hurdles to navigate. The area, known for its stringent building norms, particularly in the Lutyens' Bungalow Zone, does have a few high-rises, an exception to the prevalent rules. The Prestige Group is performing due diligence to ensure a seamless collaboration with TDI Infratech, with the revenue generated from the project slated to be shared between both entities.

Furthermore, the property comes with a loan liability of about ₹225 crore, which the Prestige Group is expected to settle, as per sources privy to the matter. This joint development promises the emergence of a boutique luxury residential space, blending opulence with modernity.

A Step Towards Expansion

While both companies are maintaining a level of discretion about the deal, with TDI Infratech Chairman, Ravindra Taneja, confirming that discussions are ongoing, it is evident that Prestige Group is eyeing an expansive growth trajectory. The group is not only focusing on this project but is also scouting for lucrative land parcels across Delhi and Gurgaon to further its residential reach.

Already having a notable project underway in Noida Sector 150, spanning 2.2 million square feet, the group is cementing its reputation as a frontrunner in the luxury segment, with properties that come with a hefty price tag of over ₹7 crore.
