Luxury real estate in Worli, South Mumbai, continues to command attention as Zia Malik Lalji and Alisha Rafiq Malik, promoters of Metro Brands, have acquired two luxurious sea-view apartments in India’s tallest residential tower. These prime properties were purchased for a combined ₹162 crore, underlining the steady demand for ultra-luxury residences in Mumbai.

Record-Breaking Price per Square Foot

The apartments span over 15,251 square feet in total, with Lalji and Malik purchasing units of 7,687 square feet and 7,564 square feet, respectively. Each property fetched over ₹81 crore, marking a per-square-foot price of ₹1.07 lakh and ₹1.05 lakh—among the highest residential rates recorded this year.

Exclusive Amenities Enhance the Deal’s Appeal

The acquisitions include access to 10 exclusive car parking slots, adding to the tower’s premium allure. These purchases were made directly from the developer, showcasing the preference for high-end, ready-to-move-in residences in Mumbai’s upscale localities.

Interestingly, this property investment follows a substantial open market share sale by five Metro Brands promoters, including Lalji and Malik, amounting to ₹749.7 crore in September. Stamp Duty Savings for Women Buyers

Both deals were registered with a combined stamp duty of ₹8.10 crore. Leveraging Maharashtra’s stamp duty concession for women buyers, Malik saved 1% on the prevailing rates, a noteworthy government initiative encouraging female ownership in real estate.
