Final e-Khata Now Just a Click Away for Bengaluru Properties via BBMP’s e-Aasthi Platform

Property owners in Bengaluru can now obtain their final e-Khata certificate entirely online, thanks to the digitisation of the BBMP's e-Aasthi platform. This initiative aims to simplify property documentation and eliminate the need to visit municipal offices.

e-Khata: A Digital Property Record

Authorities explained that e-Khata serves as the electronic version of the traditional Khata certificate. It confirms legal property ownership and compliance with BBMP regulations. With this digital transformation, property owners can manage taxes, update ownership records, and carry out legal verifications online, improving transparency and efficiency within BBMP limits.

How to Apply for Final e-Khata Online

1. Keep Your Documents Ready

Before starting the application, property owners are advised to scan and prepare the following documents:

  • Registered Sale Deed or Title Deed
  • Encumbrance Certificate (EC) covering period from one day before registration to current date
  • Property tax receipts of the last 3–5 years
  • Approved building plan or layout sanction from BBMP, BDA, or relevant authority
  • Occupancy Certificate for newly constructed buildings
  • Previous Khata certificate or extract, if available
  • Aadhaar and PAN card of the property owner
  • Address proof such as BESCOM electricity bill
  • Recent photographs of owner and property
  • BESCOM connection number
  • GPS coordinates of the property
  • NOC from bank or housing society, if applicable

2. Register and Fill Details on e-Aasthi Portal

Applicants can visit bbmpeaasthi.karnataka.gov.in and log in using their mobile number and OTP. If not registered earlier, users must create a new account.

Once logged in, property details should be entered, along with uploading the necessary documents. Applicants also need to fill in ownership details, tax information, and select the property’s GPS location on the map. Aadhaar eKYC and BESCOM ID are required for address verification.

3. Pay and Submit

A nominal service charge (usually ₹40) can be paid online before submitting the application. After submission, applicants will receive a tracking ID via SMS or email.

4. BBMP Review and Field Verification

Officials at BBMP will verify the documents submitted. If required, they may conduct a site inspection. Once verification is complete and everything is found to be in order, the final e-Khata is usually issued within 48 hours.

5. Certificate Download

Once approved, applicants can return to the portal and download the final e-Khata certificate. In certain cases, a draft copy may also be sent to the applicant’s address.

A Transparent and Hassle-Free Experience

The new system promises to reduce paperwork, cut down waiting time, eliminate middlemen, and improve accountability in Bengaluru’s property records. Officials stated that the e-Khata service is now more efficient and citizen-friendly, making Bengaluru one of the few cities offering end-to-end digital property certification.
