Strategic Divestment in Bengaluru's IT Corridor

Embassy Developments Ltd. has entered into a definitive agreement to sell 25 acres of commercial land in Whitefield, Bengaluru, to Lam Research (India), a global semiconductor equipment manufacturer. The parcel, located within the International Tech Park (ITPL), was sold for a total consideration of ₹1,125 crore.

Deal Channelled Through Embassy Subsidiary

The transaction was facilitated via Embassy’s wholly owned subsidiary, Embassy East Business Park, marking one of the region’s most high-value land deals in recent times.

Proceeds to Fuel Future-Led Growth

According to those familiar with the matter, the funds raised from this sale will be redirected toward high-growth opportunities. The move is expected to enhance Embassy's development pipeline and reinforce long-term value creation for its stakeholders.

Lam Research Strengthens India Commitment

Lam Research, headquartered in California, is widely recognized as a global leader in semiconductor fabrication equipment. Industry sources suggested the acquisition aligns with Lam’s broader strategy to deepen its India presence and potentially expand manufacturing and R&D capabilities within the subcontinent.

Deal Structure and Next Steps

The agreement also includes provisions for subleasing and eventual divestment of the property, pending necessary regulatory approvals.
