DLF Ltd, India's largest real estate company by market capitalization, reportedly plans to launch housing projects worth over Rs 17,000 crore in the fiscal year 2025-26 to leverage the strong demand for luxury residences.

Strong Sales and Launches in FY25

In its recent investor presentation, DLF highlighted that it launched 7.5 million square feet of housing area in the previous fiscal, with a revenue potential estimated at Rs 40,600 crore. Of this, approximately 5 million square feet were sold during the year, generating sales worth Rs 19,344 crore.

The company had earlier guided a medium-term launch target of 37 million square feet with an anticipated revenue of Rs 1,14,500 crore. According to DLF, around 35% of this area was launched in FY25, with plans to release an additional 15% in FY26.

'The Dahlias' Drives Luxury Sales Momentum

During FY25, DLF launched its super luxury project, 'The Dahlias,' encompassing 4.5 million square feet of saleable area with a sales potential of Rs 35,000 crore. The project reportedly received an encouraging market response, achieving sales bookings worth Rs 13,744 crore in its first year.

DLF noted that nearly 39% of the projected total sales potential for 'The Dahlias' was monetized within the initial year of its launch, underscoring the company's strong brand presence and customer focus.

Record Sales and Financial Performance

DLF reported record sales bookings of Rs 21,223 crore for FY25, marking a 44% rise from Rs 14,778 crore in the previous year. The company expressed optimism about continued housing demand and signaled plans to sustain momentum by introducing new, well-calibrated products from a diversified pipeline.

In the last quarter of FY25, DLF's net profit increased by 39% to Rs 1,282.2 crore compared to Rs 919.82 crore in the year-ago period. Total income rose to Rs 3,347.77 crore in the January-March quarter, up from Rs 2,316.7 crore during the same period in the prior year.

For the full fiscal year 2024-25, DLF’s net profit surged to Rs 4,366.82 crore from Rs 2,723.53 crore the previous year, while total income increased to Rs 8,995.89 crore from Rs 6,958.34 crore.

DLF's Vast Development Footprint and Business Overview

Since its inception, DLF has developed over 185 real estate projects spanning more than 352 million square feet. The group currently holds development potential of 280 million square feet across residential and commercial segments, including projects under execution and its identified pipeline.

DLF's annuity portfolio includes more than 45 million square feet of leased commercial and retail properties.

The company's business operations are divided primarily between the development and sale of residential properties (Development Business) and the development and leasing of commercial and retail properties (Annuity Business).
