The Delhi-NCR housing market demonstrated remarkable resilience and growth during the second quarter of 2025, with PropEquity reporting a significant 16% year-on-year increase in sales. Industry experts indicated that approximately 11,703 units were sold during Q2 2025, compared to around 10,114 units in the same period last year.
New Supply Surge Drives Market Momentum
The region witnessed an even more dramatic 37% year-on-year jump in new supply, with developers launching around 13,823 new units compared to 10,084 units in Q2 2024. Market analysts noted that this substantial increase in supply reflected developer confidence in the region's growth prospects.
The luxury housing segment in Delhi-NCR emerged as the primary driver of this growth, particularly in Gurugram, Ghaziabad, and Greater Noida. Industry sources revealed that affluent buyers increasingly favored premium and ultra-premium projects for both investment and lifestyle purposes.
Major Developers Lead Market Expansion
Several prominent developers reported exceptional performance during the quarter. DLF achieved a milestone by selling all 1,164 units of its Privana North project in Gurugram, valued at ₹11,000 crores, within a single quarter. This achievement highlighted the strong demand for premium gated communities in Gurgaon.
Prestige Group launched the first phase of its Prestige City project in Indirapuram, comprising over 3,400 units valued at ₹9,000 crores. Meanwhile, Tribeca and Smartworld's Trump Residences project sold 298 units for ₹3,250 crores in May alone, along with achieving complete sell-outs of three new projects across Gurugram and Mumbai.
Infrastructure Development Fuels Growth
Real estate experts attributed the market surge to improved infrastructure connectivity, particularly the Dwarka Expressway and metro expansions. Property prices along the Dwarka Expressway corridor nearly doubled from ₹9,434 to ₹18,668 per square foot between 2020 and 2024, demonstrating the impact of enhanced connectivity on property values.
The region's macro-economic resilience also played a crucial role, with Delhi-NCR maintaining strong absorption capacity while many other metropolitan areas experienced market dips. This stability made the region particularly attractive for investors seeking maximum rental returns in Delhi-NCR.
Emerging Investment Corridors
Market analysts identified several emerging corridors as future hotspots for real estate investment. The Ghaziabad real estate market showed particularly strong growth potential, alongside developments in New Gurgaon and Greater Noida.
The ready-to-move properties in Greater Noida gained significant traction among homebuyers seeking immediate possession. Additionally, Noida's real estate market demonstrated exceptional rental yield potential of up to 12%.
Future Market Outlook
Industry projections indicated continued growth in the luxury segment, with developers like DLF planning housing launches worth over ₹17,000 crores in FY 2025. The trend toward premium pricing suggested that luxury housing was becoming mainstream in the Delhi-NCR market.
Young affluent buyers in Gurugram continued driving demand for luxury homes, viewing them as both investment opportunities and lifestyle upgrades. This demographic shift aligned with the broader trend of India's luxury housing market growth expected to continue throughout 2025.
Commercial Real Estate Growth
The residential market growth complemented strong performance in the commercial sector, with office spaces in Delhi-NCR attracting significant investor interest. This dual-market strength reinforced the region's position as one of India's most resilient and attractive real estate destinations.
The comprehensive growth across both residential and commercial segments positioned Delhi-NCR as a prime example of India's evolving real estate landscape, where infrastructure development, demographic shifts, and economic resilience converged to create sustained market momentum.
