Bengaluru commands 65% of India's GCC office leasing in FY25 with 24% overall growth. Global firms expand operations in tech capital driven by talent pool, infrastructure

Indian office property net absorption is rising due to global capability centres (GCCs) and flexible spaces. India's status as a business centre is strengthened by global and local firms' rapid development.

Flexible space operators became the second-largest office leasing industry in the January to March quarter of 2024, a major change. To suit worldwide corporate needs, the sector's growth has increased.

Bengaluru office leasing is changing. Multinational firms' tech and shared service divisions, Global Capability Centres (GCCs), are gaining ground in India's commercial real estate market. In 2023, GCCs leased the most space since the start of the decade, according to Colliers.

Mirae Asset, an asset management firm (AMC), bought a 10-acre income-producing warehouse in Bhiwandi, near Mumbai, to join the Indian logistics and industrial real estate industries. Mutual fund firms made their first such investment.
