Bengaluru Implements Stricter Building Setback Norms Under RMP 2015 to Enhance Urban Livability

The Bruhat Bengaluru Mahanagara Palike (BBMP) has announced that revised setback regulations under the Revised Master Plan (RMP) 2015 will be enforced from August 1, 2025, officials confirmed. The new norms are designed to clarify open space requirements around buildings and improve overall urban livability in the rapidly growing tech capital.
Differentiated Setback Requirements Based on Plot Size
According to the new regulations, properties will be categorized based on their plot size, with different setback requirements for each category. For smaller plots measuring 4,000 square meters or less, developers will be required to maintain a minimum setback of 1.5 meters at the front of the building. Additionally, these properties must ensure a 1-meter setback on each side and at the rear of the structure.
For larger plots exceeding 4,000 square meters, the authorities have mandated a uniform 5-meter setback around all sides of the building. This measure aims to ensure adequate spacing between large developments and neighboring properties, sources from the urban development department revealed.
Special Provisions for High-Rise Structures
The new guidelines also address the growing trend of high-rise construction in the city. Buildings with 12 to 15 floors, excluding stilt parking floors, must maintain a mandatory 5-meter setback from all boundaries. For structures exceeding 15 floors, the required setback distance will increase proportionally based on the total building height, officials explained.
