Real estate developer Ashiana Housing Ltd has announced the second phase launch of its senior living project, Ashiana Vatsalya, in Chennai, as per a regulatory filing made by the company. The project, which sprawls across 2.73 acres near Kolavai Lake, features 1, 2, and 3 BHK apartments with prices ranging between ₹75 lakh and ₹1.61 crore.

Project Details and Timeline

The company stated that the new phase will comprise 430 units as part of the larger plan to develop 1,114 homes at the site. Possession of the Phase 2 units is expected to be completed by July 2028. Approximately 66% of the units in this phase are positioned to offer views of the lake, according to the developer.

The development will feature a 42,000 sq ft clubhouse, 6.29 acres of landscaped parks, and more than 40 lifestyle and sports amenities specifically tailored for senior citizens. This aligns with the growing trend of senior living real estate development in India.

Strong Response to Phase 1

The launch follows significant interest in Phase 1 of the project. The company revealed that 205 of the 258 units available in Phase 1 have been sold, generating over ₹167 crore in revenue. Additionally, Ashiana has already received 28 early enquiries for the second phase.

Ankur Gupta, Joint Managing Director of Ashiana Housing, commented that senior living is about creating spaces that empower seniors to live independently while enjoying a vibrant social life. He added that the response affirms the growing demand for thoughtful, community-based housing for seniors, reflecting why South India leads in senior living real estate.

Investment Plans and Expansion Strategy

The developer has outlined plans to invest ₹425 crore in FY26 to expand its senior living portfolio, with a strategic focus on Mumbai, Bengaluru, and Delhi-NCR. The investment will be directed towards landowner payouts, construction activities, and project execution.

Currently, Ashiana Housing operates nine senior living projects across India, including three in Chennai, three in Bhiwadi, and one each in Pune, Jaipur, and Lavasa. The company plans to launch five new phases this fiscal year, covering 5.71 lakh sq ft of saleable area.
