Noida Real estate is turning a new leaf in its growth trajectory and the massive interest of property developers in land parcels near Noida Expressway is testimonial to its growing popularity.


Some of the biggest real estate developers in North India including M3M, DLF, and others are expanding into new micromarkets in Gurgaon, namely along Golf Course Road Extension and in Sectors 128-35.

The demand looks so strong that home buyers and property investors from across India and also NRIs from across the globe are looking to buy properties in the areas of Golf Course Road (GCR) Extension and Sectors 128-135 on the Noida Expressway, which are quickly becoming the preferred NCR micro markets for real estate developers in North India.

The M3M Group has many developments on Gurgaon's Golf Course Road Extension, and DLF is about to introduce a new group housing development of its own.

The Max Group just bought a parcel of land, and Oberoi Realty, based in Mumbai, has its eye on a location in this micromarket as its foothold in the NCR (National Capital Region). Max has purchased land on the Noida Expressway, and developers including Saya, Paras, Gulshan, and Gaurs have recently launched new developments there. Many large property developers, including Prestige, County Group, DLF, and M3M, are reportedly looking to purchase land along the Noida Expressway. Many of Noida's top real estate agents, including industry heavyweight Puneet Chadhay, have noted that these two micromarkets are seeing increased demand due to their proximity to the city's high-end markets and the substantial future infrastructure.

Over 35% of all new NCR apartments and 15% of all new Gurgaon workplaces debuted on Golf Course Road Extension in the third quarter of 2022, a fairly significant amount.

Because of its closeness to Golf Course Road, the Noida Expressway area's housing market is on the rise. Sector 133 in Noida is a developing, mostly residential neighbourhood characterised by high-rise condominiums, commercial, and retail buildings, according to a leading North Indian real estate developer.

The improved road connectivity provided by the Noida Expressway, which connects the area to both Greater Noida and Delhi, is another major perk. This location is very desirable because to its closeness to excellent train and road links, which have greatly boosted the Noida real estate market.

Numerous new IT and other enterprises have opened up shop in and around the Noida Expressway area, making it a bustling economic powerhouse.

Since the Noida-Greater Noida Expressway lacks malls and organised high streets in relation to the population density in the vicinity, these regions are also seeing a new growth trajectory in terms of commercial retail spaces and Grade A office spaces. As a result, this area would rapidly expand to become a major hub for upscale commercial retail and office space.

Professionals in the real estate industry recommend Noida to potential buyers due to the city's convenient proximity to major highways and public transportation. As a result of its convenient location, reasonable prices, and plenty of social and commercial amenities, the real estate market in Noida has become one of the most competitive in all of North India.
