Manoj Bajpayee Leases Premium Offices in Andheri for ₹11 Lakh Monthly

Bollywood actor Manoj Bajpayee, along with his wife Shabana Bajpayee, is reported to have leased out two premium office spaces in Andheri West, Mumbai, on a long-term contract. As per documents reviewed by CRE Matrix, the deal has been inked for a monthly rent of ₹10.9 lakh, spanning a five-year term.

Key Lease Details: Lotus Signature on Veera Desai Road

The leased premises are located in the Lotus Signature building on Veera Desai Road—one of Andheri West’s well-known commercial stretches. Each unit covers 1,905 sq. ft. of RERA carpet area, and the tenant, Barcode Influencer Marketing Pvt Ltd, has reportedly paid a security deposit of ₹43.7 lakh. The agreement was registered on April 3, 2025.

The lease also includes a 5% annual escalation, pushing the rent to approximately ₹13.3 lakh per month by the fifth year. The agreement provides the tenant six reserved parking slots and a 75-day fit-out period to carry out interior work.

₹7.26 Crore Deal Underlines Value of Andheri West

This lease translates into a total payout of ₹7.26 crore over five years. According to Abhishek Kiran Gupta, CEO and co-founder of CRE Matrix, the deal underscores the growing commercial significance of Andheri West. He noted that while location continues to play a pivotal role in pricing, Grade A commercial projects in high-demand areas are beginning to attract premium valuations.

Gupta further suggested that project relevance may surpass location as the key driver in future commercial real estate investments.

A Consistent Investor: Bajpayee’s Expanding Property Portfolio

This is not the first time the actor has made headlines in real estate circles. In October 2023, Bajpayee reportedly invested ₹32 crore to acquire four office units in another Signature building located in Oshiwara. The purchase attracted a stamp duty of ₹1.86 crore, as per available documents.

Prior to this, in August 2023, the couple had reportedly sold their luxury residential property in Mahalaxmi’s Minerva Tower for ₹9 crore. The apartment measured 1,247 sq. ft. carpet area.
