India's real estate sector has reportedly achieved its highest-ever quarterly institutional investments during the July-September quarter of 2025, marking a significant milestone in both deal volume and total value. According to a report by Grant Thornton Bharat, the sector witnessed an impressive 42 transactions valued at approximately $2.9 billion, reflecting surging confidence among investors, developers, and capital funds across the industry.

The quarter's robust activity comprised nine public market deals, including five Initial Public Offerings (IPOs) and four Qualified Institutional Placements (QIPs), complemented by 33 private market transactions totaling $1.8 billion.

Broad-Based Investor Confidence Drives Market Momentum

Industry analysts have indicated that the strong performance during this quarter represents a pivotal moment for Indian real estate, with substantial institutional capital flowing across various segments including mergers and acquisitions (M&A), private equity investments, Real Estate Investment Trusts (REITs), and IPO activity in real estate.

Shabala Shinde, Partner and Real Estate Leader at Grant Thornton Bharat, stated that the quarter signifies a turning point for India's real estate sector, demonstrating strong performance across M&A, PE, REIT, and IPO activity. According to Shinde, the surge in marquee transactions and rising investor appetite for income-yielding, institutional-grade assets reflects growing depth and confidence in the sector.

Comprehensive Analysis of Q3 2025 Transaction Data

The third quarter of 2025 witnessed a total of 42 deals valued at $2.9 billion. Merger and acquisition activity dominated with 21 deals worth $843 million, with domestic transactions accounting for $838 million of this total.

Private equity investments showed remarkable growth, with 12 deals totaling $859 million, representing a 71% increase in volume and 48% rise in value on a quarter-over-quarter basis. The public market segment also demonstrated significant strength, with five IPO offerings raising $805 million and four QIP placements generating $344 million.

Notable Transactions and Market Highlights

Several marquee deals characterized the quarter's activity. The Phoenix Mills' acquisition of Island Star Mall Developers emerged as one of the prominent M&A transactions, while Mindspace REIT's 100% acquisition of The Square marked its first third-party asset acquisition since listing.

Among private equity transactions, Prime Offices Fund's $290 million investment in RMZ One Paramount stood out as a significant deal. Additionally, Knowledge Realty Trust's $547 million IPO commanded attention, accounting for approximately 68% of total capital raised through IPO offerings during the quarter.

Institutional Investment Shifts Toward Commercial and Technology Sectors

Institutional investors are increasingly directing their capital toward income-generating commercial and retail assets, as well as real estate technology platforms and emerging structured investment vehicles. This strategic shift reflects a maturing investment landscape focused on sustainable returns.

Chintan Sheth, Chairman and Managing Director of Sheth Realty, explained that India's property market is evolving into a more institutional and yield-driven ecosystem. According to Sheth, investors now demonstrate preference for structured, income-generating opportunities backed by stronger governance, transparency, and regulatory clarity.

The enhanced accessibility to capital, coupled with the rise of PropTech in Indian real estate, is reportedly driving more data-led decision-making and operational efficiency, enabling a more professional and sustainable real estate sector.

Developer Activity and Emerging Market Trends

The investment landscape during Q3 2025 was predominantly influenced by commercial real estate and REITs. Real estate operators and commercial developers accounted for approximately 70% of deal volume and an impressive 91% of total deal value.

While residential development activity experienced a slowdown during the quarter, real estate consultancy firms and technology companies witnessed a sharp uptick in both deal count and overall transaction value, indicating a diversification of investment interest across the sector.
