Godrej Properties is set to expand its footprint in Pune with a major residential project on a ~14-acre land parcel located in the Kharadi–Wagholi corridor. The new development is expected to cater to premium homebuyers and is estimated to generate revenue of approximately Rs 4,200 crore from a total developable area of around 3.7 million square feet.

Strategic Location with High Urban Connectivity

The land parcel is advantageously positioned near key commercial hubs in Kharadi, offering residents proximity to major employment centres, reputed schools, hospitals, shopping malls, fine-dining restaurants, and luxury hotels. Its closeness to the upcoming Chhatrapati Sambhaji Maharaj International Airport further elevates its strategic value for both investors and end-users.

Kharadi-Wagholi: Pune’s Rising Residential Corridor

The Kharadi–Wagholi belt has emerged as a top residential micro-market in Pune, driven by robust infrastructure upgrades and strong demand from professionals employed in nearby IT and business parks. With continuous development of social and civic amenities, the area is fast transforming into a real estate hotspot.

Strengthening Presence in Pune

Commenting on the acquisition, Gaurav Pandey, Managing Director & CEO of Godrej Properties, expressed confidence in the location’s growth potential. He noted that entering the Kharadi-Wagholi market aligns with the company’s broader strategy to expand across India’s most promising micro-markets. He added that the company aims to create a premium development that delivers long-term value to its residents.
