Elon Musk's satellite internet venture, Starlink Satellite Communications Pvt Ltd, has reportedly established its Mumbai office presence in the Boomerang commercial complex located in Chandivali, a property where Bollywood superstar Hrithik Roshan also holds significant office investments.
Starlink's Five-Year Lease Deal Worth ₹2.33 Crore
According to registration documents, Starlink has secured a 1,294 square feet ground floor unit in the building under a five-year lease agreement valued at approximately ₹2.33 crore. The company will reportedly pay a monthly rent of ₹3.52 lakh, with a provision for a 5% annual escalation. As part of the agreement, the satellite internet provider has deposited ₹31.7 lakh as security and will pay ₹15.79 lakh towards common area maintenance (CAM) for the entire lease duration. The leased premises include one car parking slot.
Hrithik Roshan's Major Investments in Boomerang Building
The leased space is situated in the same commercial complex where Hrithik Roshan and his father, veteran filmmaker Rakesh Roshan, have made substantial real estate investments in Mumbai. Through their firm HRX Digitech LLP, the Roshans purchased three office units on the first floor of the Boomerang building for ₹31 crore in July 2025. Prior to this, in September 2024, they had acquired five additional units on the fifth floor for ₹37.75 crore, spanning a total carpet area of over 30,000 square feet across both transactions.
Chandivali Emerges as Premium Commercial Hub
The Boomerang complex has reportedly emerged as a high-value commercial real estate destination in Andheri East-Chandivali belt, drawing significant interest from corporates, investors, and celebrities alike. The area has witnessed multiple high-profile transactions, including landmark office space leases in Andheri East.
Strategic Base for India Operations
Industry sources indicated that Starlink's choice of Mumbai, and specifically the Boomerang complex, signals the company's intent to establish a strategic base in India ahead of its planned satellite broadband rollout. The company reportedly plans to set up nine gateway earth stations across key Indian cities including Mumbai, Noida, Hyderabad, Kolkata, Chandigarh, and Lucknow.
Starlink has applied for 600 Gbps capacity under its Gen-1 constellation and is currently undergoing compliance trials, according to industry reports. Analysts suggest that the company's entry is expected to reshape India's internet access landscape by bridging connectivity gaps in underserved regions.
