₹400 Crore Land Deal: County Group to Build 1,000+ Flats in Ghaziabad's Wave City

New Delhi: In a significant real estate move, County Group has reportedly purchased 13.3 acres of land in Wave City, Ghaziabad, for around ₹400 crore. The deal paves the way for the development of over 1,000 residential units in a smart township adjacent to NH-24, spanning more than 3 million sq ft in total built-up area.

Strategic Bet on Emerging Location

Wave City, developed by the Wave Group, is one of the largest privately planned smart cities in North India, covering 4,200 acres. The area’s proximity to Delhi, smooth connectivity via NH-24, and expanding infrastructure have turned it into a hotbed of residential growth.

According to Sachin Arora, founder of Moneytree Realty, the corridor has rapidly evolved into a high-potential residential hub, thanks to infrastructure upgrades and transport accessibility that link it effectively to the capital and other NCR zones.

Boost from Infrastructure and Airports

One of the key growth drivers for this region has been the operationalisation of Hindon Airport, which now handles commercial flights. Additionally, the upcoming Jewar International Airport is expected to further accelerate property demand. Industry sources anticipate a sharp rise in property prices once the airport becomes operational, bringing in millions of annual flyers and increased economic investment.

Track Record & Buyer Confidence

In a real estate landscape where numerous projects have stalled and homebuyers have waited years for possession, County Group has gained trust by delivering over 4 million sq ft across three housing projects just last year. This track record may boost buyer confidence for their new residential venture in Wave City, especially in a market still recovering from pandemic-induced sluggishness.

With the new project, County Group aims to cater to the rising demand for quality homes in well-connected suburbs of Delhi-NCR, positioning itself as a serious player in Ghaziabad’s transformation.
